Juneau: Watch your mailbox for 2025 property tax bills

~ Juneau, Alaska - The City and Borough of Juneau has recently sent out the annual property tax bills for the year 2025. Property owners can expect to receive their bills in the coming days. In case of any delay or non-receipt of the bill, they are advised to contact CBJ Accounts Receivable at 907-586-5215, ext. 4907. It is important to provide the parcel number or physical property address in all communications for quick account location.

The deadline for payment of property tax bills is September 30, 2025. To ensure timely payment, it must be received or postmarked on or before this date. Property owners have various options to make payments including cash, check, online payments, and bank bill pay. The effective dates for each payment option are as follows:

- In-person payments at City Hall will be effective on the date of receipt.

- Payments made by mail will be considered timely if they have a USPS postmark or if they are received by CBJ without a postmark.

- Drop boxes located at Superbear IGA, Foodland IGA, and City Hall (Heritage Way entrance) will be emptied every morning and payments will be considered received on the prior day.

- Payments made through bank bill pay will be effective based on the postmark or date received. However, most banks now use ACH which makes payments effective on the date received.

Property owners can also make online payments through InvoiceCloud's online payment portal at http://www.invoicecloud.com/cityandboroughofjun... or by scanning the QR code on their bill envelope. While there is a convenience fee for credit card payments, ACH/eCheck payments are free. Recurring payments and scheduled advance payments can also be set up to avoid missing deadlines.

It is important to note that as of 2023, CBJ no longer offers direct debit autopay for property tax bills. Payments made through ACH must be initiated by the customer through InvoiceCloud.

Property owners are reminded that USPS postmarks are not guaranteed for all mail types and may not accurately reflect the date of deposit by the taxpayer. Any payments received after the due date without a valid postmark will be considered late and may incur penalties. For those who pay their taxes through an escrow account, it is important to note that mortgage companies typically submit payments close to the deadline. If a property owner has recently paid off their mortgage, they are responsible for making the payment directly. CBJ cannot confirm whether a mortgage company will submit payment on behalf of the owner, so it is advised to check with the lender if unsure.

As a property owner, it is important to fulfill certain responsibilities including ensuring timely payment according to the effective dates mentioned above, correctly identifying and applying payments to each parcel, and paying all taxes, penalties, and interest even if the bill was not received. In case of any changes in ownership due to buying or selling property, it is the mutual responsibility of both parties to determine how taxes are prorated as CBJ does not prorate property tax bills.

Owners of manufactured and mobile homes are reminded that these properties are generally taxable as real estate. However, since these sales often occur without traditional financing or title services, CBJ may not be notified of ownership changes. It is therefore important for owners to report any changes in ownership to the CBJ Assessor's Office by filling out forms available at juneau.org/finance/assessor-forms.
